甲、乙双方就房屋买卖事项在平等自愿、诚实守信、协商一致的前提下订立本合同条款如下:

一、甲方自愿将其位于___________县__________区_________________的房屋以人民币_____拾____万___仟___佰___拾___元整(¥_______元)的价款出售给乙方。(___收据)

二、房屋的基本情况:该房屋建筑面积_____平方米,套内建筑面积_____平方米,____室____厅,所在____层(共____层),室号______,房屋用途为______。(含楼前车库一间)

三、本合同签订后,甲方将该房屋的相关权益(使用、收益、出租、担保、抵押、买卖、占有等)随该房屋一并转让给乙方。甲方保证在交接时该房屋没有产权纠纷和财务纠纷。如果交接后发生该房屋交接前即存在的产权纠纷和财务纠纷,甲方将承担全部责任。乙方保证按期缴纳各项物业费用。本协议签订后,甲方不得就房屋再与他人订立《买卖合同》。

四、本协议签订时,甲乙双方都不具备过户条件。等过户条件成熟时,甲方应协助乙方办理房屋产权过户手续。其他税费按有关法律规定负担。

五、本合同签订后,任何一方不得擅自变更或解除合同。如因重大客观原因导致本合同解除,甲方应按照市场评估价返还乙方房屋价款,并赔偿乙方的房屋装修费用。

六、如因规划部门、设计部门的原因导致房屋质量和使用功能发生变化,甲方应及时通知乙方。如有补偿款发放,甲方应全额退还乙方。

七、本协议自双方签字或盖章之日起生效。

3. After the signing of this contract, Party A transfers all relevant rights and interests (use, income, rental, guarantee, mortgage, sale, possession, etc.) of the property to Party B. Party A guarantees that there are no property rights disputes or financial disputes with the property at the time of handover. If any property rights disputes or financial disputes that existed before the handover arise after the handover, Party A shall bear full responsibility, and Party B guarantees to pay all property-related expenses on time.
