4. At the time of signing this contract, neither Party A nor Party B has the conditions for property transfer. When the conditions for property transfer are met, Party A shall assist Party B in handling the property ownership transfer procedures. Other taxes and fees shall be borne in accordance with relevant laws and regulations.
5. After the signing of this contract, neither party shall unilaterally change or terminate the contract. In the event of a major objective reason for the termination of this contract, Party A shall refund the property price to Party B based on market evaluation and compensate Party B for the cost of property decoration.
6. If the quality and functional use of the property are affected due to reasons from the planning department or design department, Party A shall notify Party B promptly. If any compensation is issued, Party A shall fully refund Party B.
7. This agreement shall take effect from the date of signature or seal by both parties.

根据《中华人民共和国经济合同法》、《中华人民共和国城市房地产管理法》及其他有关法律、法规之规定，甲、乙双方在平等、自愿、协商一致的基础上，就乙方向甲方购买房产签订本合同，以资共同信守执行。

第二条房屋情况
根据本合同，上述房产的交易价格为：总价：人民币___________元整(大写：__________万元整)。本合同签定之日，乙方向甲方支付人民币__________元整，作为购房定金。待甲方将其房屋建设完毕后甲方以口头形式通知乙方，甲方将房屋钥匙交予乙方之日一次性付清余款。
第四条违约及责任：
1.甲、乙双方合同签定后，若乙方无特殊家庭情况中途违约，购房定金归甲方所有；若甲方中途违约，应以乙方所付定金的双倍返还给乙方。
2.乙方如未按本合同规定的时间付款，甲方对乙方的逾期应付款有权追究违约利息。月利息按1.5%计算。逾期超过15天后，即视为乙方不履行本合同。届时，甲方有权追究乙方的违约责任。
3.甲方除人力不可抗拒的自然灾害等特殊情况外，甲方如未按本合同规定的期限将该房屋交给乙方使用，乙方有权按已交付的房价款向甲方追究违约利息月利息按1.5%计算。逾期超过15天后，即视为甲方不履行本合同。届时，乙方有权追究甲方的违约责任。
第五条甲方保证在交易时该房屋没有产权纠纷，有关抵押,债务、税项及租金等，甲方均在交易前办妥。交易后如有上述未清事项，由甲方承担全部责任。
第六条本合同一式两份。甲方产权人一份，乙方一份。
